Terms & Conditions

These Conditions describe practical rules and limitations that apply when using Aura to search for property, compare locations, review apartment information, or connect with agents. They are designed for a real-estate platform where listings, neighborhood context, agreement templates, and third-party services may all affect a user's decision.

1. Property information conditions

  • Listing data may come from property owners, agents, public sources, partners, or internal enrichment tools.
  • Photos, floor area, room count, renovation status, building details, price, currency, and availability can change without notice.
  • A listing preview is not an offer, reservation, or legally binding confirmation.

2. Location-intelligence conditions

  • Distances, amenity proximity, neighborhood scores, air-quality context, transport access, and lifestyle signals are estimates.
  • Map layers may be based on third-party or public datasets that can contain errors, missing places, or outdated information.
  • Users should inspect the area personally or through a trusted representative before making a housing decision.

3. Agent and viewing conditions

  • Agent availability, response time, viewing time, commission, and service scope must be confirmed directly with the agent.
  • Aura may pass your search context to an agent to make the conversation more useful, but the agent remains responsible for their own advice and communication.
  • Do not send deposits, identity documents, or sensitive financial information unless you have verified the recipient and transaction details.

4. Transaction and contract conditions

Any rental, sale, lease, pledge, mortgage, or early-termination arrangement should be documented in writing and reviewed carefully. Contract templates can be useful starting points, but they are not a substitute for professional legal advice. Where Georgian law requires registration or formal steps, users should verify the process with the relevant registry or a qualified professional.

5. Prices, fees, and promotions

  • Displayed prices may not include utilities, deposits, agent commissions, taxes, service fees, building fees, or currency conversion costs.
  • Promotional placement, premium visibility, or paid tools may be offered separately if Aura launches listing-owner or agent products.
  • Any paid feature will be governed by the price, billing period, refund rules, and additional terms shown at purchase.

6. Data quality and verification

Aura may normalize, translate, enrich, classify, or score listing and location data. These steps improve search quality but can introduce mistakes. Users are responsible for confirming essential facts with the property owner, agent, building administration, public registry, or other reliable source.

7. Safety and fraud prevention

  • Avoid payments before viewing a property or verifying ownership and authority to rent or sell.
  • Be cautious with unusually low prices, pressure tactics, requests for cash transfers, or refusal to provide basic documentation.
  • Report suspicious listings, agents, or messages to Aura so we can review them.

8. Service availability

Aura may change, pause, remove, or improve features at any time. Search results, map layers, agent lists, demo previews, and integrations may be unavailable during maintenance, partner outages, data updates, or product experiments.

9. Relationship to Terms of Service

These Conditions work together with the Terms of Service. If there is a conflict, the Terms of Service apply unless a more specific written agreement with Aura says otherwise.
